New homes, pool club to liven up Somers Point bayfront

Construction workers are busy building the homes for the Salt House project.

What had been vacant land for about 20 years is being transformed into a community of new homes and an upscale pool club in a prime location along the Somers Point bayfront.

Scarborough Properties, a commercial and residential development company based in Marmora, is building the Salt House and Paddle Club projects on a four-acre site bordered by Bay Avenue, Maryland Avenue and Pleasant Avenue.

Sean Scarborough, a principal in the company along with his brothers, Todd and Chris, is convinced that the project will elevate Somers Point’s cachet even more as a desirable – and affordable – Jersey Shore location for homeowners.

“Somers Point is, we believe, the preeminent coastal town that is affordable now,” Scarborough said. “When it comes to living, entertainment and attractions, I think Somers Point is getting better all of the time.”

The project is being developed in the heart of historic Bay Avenue, an enclave of restaurants, bars, marinas and homes blended together along the Somers Point waterfront.

“Bay Avenue is the address at the Jersey Shore now,” Scarborough said.

He noted that homebuyers in the Salt House community will be within walking distance of about 10 restaurants.

The location of the development along the Somers Point bayfront offers easy access to Ocean City, the Downbeach communities of Longport, Margate and Ventnor and to Atlantic City.

The Salt House and Paddle Club projects are being built next to the Harbour Cove Marina, which is owned by Scarborough Properties. Salt House homeowners and Paddle Club members will have priority at the marina as an incentive for being a part of the new development.

Construction of the Salt House community is expected to be completed in April 2026. There will be 24 single-family homes featuring four different models and prices starting at $1,259,000. Optional upgrades will be available, including a fireplace, elevator, custom outdoor kitchen and more.

The semi-custom homes will include four bedrooms and 3½ bathrooms within 2,200 square feet of living space and a 300-square-foot deck on the third floor. The homes will come with a garage and four private parking spots.

“Single-family living with off-street parking is how people want to live,” Scarborough said.

Homeowners in the Salt House community will be given a one-year membership at the Paddle Club.

The private membership Paddle Club is being billed as a poolside retreat “where luxury meets leisure.” It is expected to be open in late May 2026, just in time for the start of the summer vacation season at the shore.

“It’s upscale, but family-oriented, though,” Scarborough said.

Paddle Club members will enjoy two large pools, two spas, private cabanas and shaded turf areas with soft seating. There will also be a dedicated “kids’ zone” featuring a pool and spa and special games for children.

Before or after they lounge at the pools, members may have meals and drinks at the club’s 136-seat restaurant and bar.

Scarborough Properties touts the Paddle Club as “an exclusive escape for families and friends.”

Construction of the Salt House and Paddle Club has brought life to what had been vacant property. Sean Scarborough estimated the site had been empty for about 20 years. Previously, it had served as a boat storage facility and before that, a trailer park, he said.

Expressing his thanks, Scarborough praised Somers Point officials for supporting the project and helping to speed it along.

“The local government has been excellent. They have been thoughtful and supportive and have shown a willingness to move quickly,” he said. “They have been accessible throughout the process. We are very grateful.”
